Note: As of 2025, Elysium will be making some changes to the studio spaces with the move to JT Morgan. ORCHARD STREET WILL BE CLOSING in May 2025, but there are still spaces available in JT Morgan, or some in Orchard Street for a few months before the move.

Allocation of studios
Studios are offered to artists as they become available either through ‘turnover’ (when an artist leaves a space) in our existing buildings or through the development of new studio buildings. Allocation of studio space is made strictly based on artist requirements, as filled in on the form and what spaces become available in what project. We try and match the artist with the space they require.
Agreement
If you take up the offer of a studio you will be occupying the space on a tenancy which is controlled by Landlord and Tenant legislation. Your tenancy agreement will be for 12 months, or until the lease runs out on a given project. The tenancy will exclude the security of tenure provisions contained in Part II of the Landlord and Tenant Act 1954 and so you will not have any right to a new tenancy or to compensation at the end of the term. A signed agreement and a fire risk assessment needs to read and signed before a tenant can move in, plus a mandatory induction on health and safety and housekeeping.
Notice
We want to be as flexible as possible in responding to artists’ needs and changing circumstances. If you wanted to leave the studio you would only need to give us two months’ notice, at any time, after the first three months.
Rent and Charges
The tenancy agreement will indicate the rent, electricity and VAT you will pay and when the rent will be reviewed. The rents listed under each studio building are fully inclusive. Rents are reviewed on 1st April every year. Payment of rent is on the 1st of each month in advance, and you will be asked to pay a deposit equal to one month’s rent which will be returned to you when you leave.
Deposit
A refundable deposit will be required when moving in. This will be refunded when the studio is cleared and all rubbish removed, the studio is returned to a condition Elysium can rent and the key/key fob has been returned.
Key-fob charge
A fee of £35 will be charge for a key fob. This will be refunded again when the fob is returned. If the key fob is lost or another is required, it will be a fee of £35 or each key fob required.
Sub-letting
Your tenancy will not allow you to sub-let your studio – it is for your personal use only. However, we recognise that artists may be offered opportunities, such as scholarships or commissions abroad, but do not want to give up their spaces. Under such exceptional circumstances we will consider requests from artists to under-let their studios for periods of six to twelve months to artists who are registered on our waiting list.
Sharing
Your tenancy will allow you to share your studio. If, when you register with Elysium Gallery, you wish to share with a particular artist, you will both need to register and when you occupy, it will be on a ‘joint tenancy’. If you wish to share subsequently, your tenancy will be ended and a joint tenancy will be issued. The artist with whom you intend to share must be registered on our waiting list.
